The top ten industry leaders also include the Khairullin brothers, AK BARS, federals, Gulsina Minnikhanova, Mikhail Skoblionok and others. The Korston shopping and entertainment complex has two hotels, and, curiously, they are currently divided into different beneficiaries - perhaps due to the fact that they were put into operation seven years apart. It is known that the Korston group of companies began with the development of the gambling business; it is a large developer, operator of hotel, shopping and entertainment complexes in Russia. It includes up to 20 companies connected with each other by partnership and property relations, common capital, as well as strategic objectives for the development of the Korston network. The group owns hotels in Moscow (Orlyonok, Korston Hotel & Casino Moscow), Kazan (Korston Hotel & Mall Kazan), Serpukhov (Korston Hotel & Mall Serpukhov), Montenegro (Korston Queen Hotel of Montenegro).

The first stage of the shopping and entertainment complex, which includes the five-star Korston Royal hotel, with a total area of ​​66.5 thousand square meters. m was introduced in 2006 by OJSC “Orlyonok Hotel Complex”. Orlyonok also owns part (about 3.5 thousand sq. m) of the second stage of the shopping and entertainment complex built for the Universiade - the Korston Tower hotel tower (four stars) with a total area of ​​20.9 thousand sq. m. m. However, most of the Tower belongs to CJSC Trading House Russian Troika, which is directly controlled by Anatoly Kuznetsov, president of the Korston group. However, one way or another, through various beneficial connections, both hotels belong to the same owners. For example, Anatoly Kuznetsov owns 9.45% of OJSC Orlenok Hotel Complex (Korston Royal), and Troika (most of the Korston Tower) owns a share of 14.55% (data for 2014) . The rest of the Korston Tower stake is distributed among individuals.

In second place are the owners of another four-star hotel in Kazan - Grand Hotel Kazan - 39 thousand sq. m. m. The hotel is owned by OJSC Hypermarket Ring, which belongs to well-known businessmen in Tatarstan, brothers Ilshat and Airat Khairullin (on the poster).

In general, the Khairullins own the lion's share of the Kazan business and entertainment center. They have two shopping centers located there - Koltso and GUM - as well as Edelweiss stores scattered throughout Kazan. The total area of ​​their property is 114 thousand square meters. meters. AK BARS secured itself not only with Suvar Plaza, but also with the Riviera Hotel.

The top three is completed by the Riviera Hotel, located in the Kazanskaya Riviera complex, which was once built by the developer Suvar-Kazan, who invested 1.36 billion rubles in the project, hoping to recoup the construction of a four-star complex in 11 years. Until a certain time, the hotel belonged to him. All the property of the developer Suvar-Kazan, which, by the way, also owned the Suvar Plaza shopping center worth 4.2 billion rubles, was transferred to AK BARS Bank “as collateral for loans totaling 5.4 billion rubles,” which the developer was unable to service. Actually, if we add up the 1.36 billion investments in the Riviera Hotel and the 4.2 billion investments in the Plaza, then we will get the amount of security that AK BARS demanded.

Interestingly, “Gvardeiskaya” is part of the “Slavyanka” hotel complex, which includes 22 hotels. Previously, all of them were controlled directly by the Russian Ministry of Defense. Not so long ago, in 2009, the Slavyanka Hotel Complex OJSC was created, into which, by decree of the President of the Russian Federation, all former defense industry hotels were transferred. The activities of Slavyanka itself are managed by JSC Garrison (until 2014 JSC Oboronservis), a commercial organization created in 2008 “to free military personnel from economic functions unusual for them.” Alas, the activities of this very “Oboronservis” turned out to be not very effective, since in connection with the facts of corruption in the organization revealed in the fall of 2012, a criminal case was opened, and in April 2013, the Ministry of Defense of the Russian Federation was recognized as a victim in the criminal case of “Oboronservis”: the notorious Evgenia Vasilyeva was sentenced in May of this year to 5 years in prison in this case. The Korston hotel and entertainment complex in Kazan is known to everyone. Construction of the second stage has recently begun here, where the Universiade headquarters will be located next year. In addition to the Kazan hotel, there are 3 more hotels in the Korston chain - in Moscow, Serpukhov and Montenegro. Anatoly Kuznetsov, president of the Korston group of companies, spoke about the realities of the hotel business and the specifics of running it in Tatarstan in an interview with KazanWeek.

- How developed is the hotel business in Russia now?

There are not many hotels. There are some cities where the need is partially met. For example, in Moscow it is only 50%. In St. Petersburg it is better - 60-70%. But there is seasonality here - summer, white nights. The hotel sector can only be developed by tourism. But it will not exist as long as Russia has such a strict visa regime and numerous customs ordeals with searches of tourists. In the regions the situation is even worse. For example, in Nizhny Novgorod. Kazan is an exception. Yesterday German Gref said that in Omsk, where he studied, there are no hotels other than the 3-star Ibis.

- Why aren’t hotels built in the regions?

- Networkers are not interested because there is no tourist flow. Other investors do not need it because the payback period is very long. But hotels are needed. We have taken a different path - we are building complexes, not hotels. They become central to the city. There is trade and entertainment there. Using the example of the Kazan GRK, you can see how this works. Others do not build such complexes because they require large investments. In addition, there are problems with managing the complexes. The most striking example is our cinema. We offered it for rent, but all network companies refused. Then we simply began to develop it ourselves and learned to manage it. Now there are cinemas in all our complexes, and they are under our management.

Undoubtedly. By 2018, the GRK should appear in Nizhny Novgorod. It will be much larger than the Kazan one. Nizhny is an undeveloped city. The complex there will have an area of ​​250 thousand square meters versus 100 thousand in Kazan (including the new tower). We are preparing for construction in Omsk. There will be about 150 thousand meters.

- When will he appear there?

If German Gref and Sberbank give us money, it will be very soon. We had very good negotiations yesterday. We will defend the project on Friday. And we are ready to start building.


- What complexes are there in Serpukhov and Montenegro?

Serpukhov has only 150 thousand people. Accordingly, the concept of the complex there is different than in cities with a population of one million. For example, trade is better developed there. There are a lot of “anchor” tenants - “M-Video”, “Perekrestok”, “Sportmaster”. The entertainment sector is developing - a restaurant, bowling alley, disco, etc. In Montenegro we bought an old hotel, but very well restored.

- Where is it easier to do business?

The best conditions for business are created in Tatarstan. I’m not saying this because I’m giving an interview to a Tatarstan journalist. If there had not been an attractive investment program and assistance from the authorities, the city would have developed much more slowly. I have not seen anything like this in other regions. Unfortunately, there are often feudal lords in power there who do not want to let people into their land. For example, in Yoshkar-Ola we were not given a building permit for 6 years. The frame of the building had already been built, but in the end we were forced to sell it. An investor always flies to where they accept.

- How did you get into the hotel business?

It was just an accident. I joined the staff of the Orlyonok Hotel, which accepted me. Now this is the Moscow Korston Hotel. We reconstructed it and learned from it. I never dreamed of this, but it turned out that it was mine. I am interested in building and reconstructing, developing and communicating with people. April 17 marked my 25th anniversary of running my own business.

- What requirements do you place on staff?

When the Kazan hotel opened, we recruited 1,300 people. Today our staff is 700 employees. Only those who know how to smile remain. After all, a person can be taught everything except this.

- Over 25 years of doing business, were there situations when it seemed that “everything was lost”?

Of course, there were crises. In the early 90s, for example, we moved from trade to hotels. Trading is very easy when the margin is 100%, but when it is only 15%, you need to be a professional. Then it turned out to be easier to switch to hotels. Then the 2008 crisis. Then the casino was closed, and we had a debt load. I had to adapt and learn to work in new conditions.


- Isn’t it scary to invest in the expansion of the Kazan complex before the predicted crisis?

Not scary. We build complexes with different income areas. For example, in 2008, profits from renting retail and office space fell immediately. Hotels have reduced prices by only 15%. The following year prices began to rise. Unfortunately, Russian bankers do not understand the security of a business combination. They can calculate profitability separately - either from trade, or from offices, or from a hotel. For example, in Kazan, Korston’s occupancy rate on weekdays is higher than on weekends, because it is primarily a business center. On weekends, the occupancy rate is higher at Riviera, because there is entertainment there. If we had a water park, we would be open 7 days a week.

- Is it possible that he will appear in Korston someday?

Kazan does not need a second large water park. But in terms of business synergy, this is a very profitable enterprise.

- In the past, you talked about the “Palace of Festivals”, which could be built in Kazan. What is this project?

Today Kazan has a historic chance to receive a lot more money from the federal budget for culture. Kazan is developing. The only metro laid out in post-Soviet times was built here. There are multi-lane roads here, even in the historical center. The merit of local authorities is that they know how to dream. They came up with the Millennium. Everyone knows this - they bought three coins, buried them, found them and celebrated the anniversary. But this only benefits the city. People are interested not only in sports, but also in art. I am sure that Kazan must be a cultural capital.

- How?

I propose to build a “Palace of Festivals” in Kazan. It will operate year-round. As the name implies, various festivals will be held there. Talented people who have received worldwide recognition can come to them. It is especially important that Tatarstan is located at the junction of two cultures. Today we cannot stand still. Everything must develop. It seems to me that convincing the federal government to allocate money for culture will not be difficult. I will push for the implementation of this project.

- Are the recent political protests in Russia affecting business?

Undoubtedly. Before elections, no matter what they are, business activity always declines. It would be better if there were fewer elections. But that's not the worst thing. The policy of our state is not friendly to business. We still have 70% of Soviet laws. For example, in China it takes 3.5 months to obtain permission to build a hotel. In India - 3.5 years. In Russia they build without permission. It is not obtained, but is purchased before the building is put into operation. To receive it, you need to collect about 600 signatures.


- Are there permits for construction in Kazan?

In connection with the Universiade, a decision was made to parallel design and construction. Now this can only be done in Kazan and with a special permit. In another city this is basically impossible. Today our building has been approved up to the 13th floor. We will then provide projects and protect them for further construction. This way we speed up the construction time, but not bypassing the law. If there were no Universiade, this would have been impossible. And we wouldn’t even take on the construction. We had a historic chance to build a tower, and we took advantage of it.

KORSTON DID NOT INITIALLY PLAN THE SECOND STAGE

Business in Kazan turned out to be profitable: the hotel is on average 60% occupied, while the payback level for the hotel business is when a quarter of the rooms are occupied.

The deadlines are quite strict - the tower must be completed by June 1, 2013, and the Universiade headquarters will be located here. The rush is explained by the lack of places for guests from dozens of countries who will arrive in Kazan for the student games. And the headache of the Kazan authorities is how to feed and where to house this at least 70,000-strong army of delegations, athletes, judges, volunteers and service personnel. So far there are about 7.8 thousand hotel rooms in the capital, about 1.2 thousand more are actively being built, the mayor of Kazan said at one of the meetings Ilsur Metshin. The fact that the Universiade headquarters will be located in Korston is another reason for the rush. The complex has actually already been contracted - and the cost of rent on hot days of sports competitions will increase significantly, although Kuznetsov did not specify exactly how much. Noting, however, that prices will not rise as much as in Moscow, where a threefold increase is the norm in the high season.

“TODAY BANKS ARE REAL BANDITS...”

Answering a question from a BUSINESS Online correspondent about the structure of investments, Kuznetsov noted that the estimated cost of construction will be 1.2-1.3 billion rubles. Moreover, 30% are own funds, and 70% are borrowed funds.

Which banks became construction partners? In response to this, the president of Korston just sighed. “If only they were partners! – he clasped his hands. “Today banks are not partners, they are bandits today, 10-12 percent is not a partnership, it is banditry...”

And he noted that if there were Islamic banks here, then “Sberbank would be resting.” And then he complained about the tough financial policies of the Russian authorities, which do not contribute to the issuance of cheap loans. “What happened in America in the thirties? They built all the roads!” - he said. If the company could obtain affordable funds, then complexes like Korston would have already been built not only in Kazan.

Kuznetsov noted that the company is negotiating with a whole pool of banks. In the meantime, construction is being carried out at our own expense, as well as with the support of the general contractor, Neftepromstroyinvest LLC. All tenders have been held, all contracts have been concluded, all subcontractors are already in place - there remains a tender for finishing work, and the builders will build three floors per month.

“KAZAN IS OUR ALMA MATER...”

Comparing Korston-Kazan with other objects of the chain (which also includes complexes in Moscow, Serpukhov and Montenegro), Kuznetsov emphasized that the Kazan hotel is a kind of capital of the company.

“Kazan is our alma mater,” he said. – If in Moscow we adapted the building by reconstructing it, here we built from scratch. In the next 20-30 years, it’s unlikely that anyone will build something similar in Kazan: the niche is occupied.” Kuznetsov proudly said that a lot of things at Korston had to be done from scratch. Thus, no one took up the task of organizing cinemas - cinema operators ignored all proposals, and Korston manages six cinemas independently.

Now Kazan, according to Kuznetsov, is becoming the real congress capital of Russia. “Kazan is today a conference champion, and we continue to develop this business,” he said. - Now we accept up to 1,500 people - we immediately need to feed everyone, organize coffee breaks. We are filling up all the halls and lobbies, freeing up retail space - with the commissioning of the new complex, such problems will no longer exist.”

In fact, the development of the conference business is another important reason for the construction of a new tower. “Imagine, we are holding a conference for 1,300 people,” Kuznetsov described. - And if there were not 1,500 hotel rooms in Kazan, Tatarstan would not be able to hold conferences. Now we hold many conferences, even at the federal level. And sometimes it’s easier to bring guests to Kazan than to spend it in Moscow. There are simply no such halls in Moscow... That is why we are building the second stage of the hotel complex.”

In the capital of the Russian Federation, according to Kuznetsov, there is simply nowhere to hold large-scale conferences with such comfort - and he recalled the United Russia congress, which was held at the Luzhniki stadium. “It’s a beautiful picture - everything was draped with blue fabric, and when you go behind it, there are stands,” he said. “Arrange receptions and coffee breaks in the hockey players’ locker room... What is that?”

So far, the Korston complex in Kazan is the largest in the entire network, but the company plans to build a similar one in Nizhny Novgorod in 2018. Only much larger: about 250 thousand square meters are planned there. m (in Kazan, after the commissioning of the 2nd stage, there will be more than 100 thousand “squares”). Let us note that the Korston complex in Nizhny Novgorod was planned back in 2007 - when there was no trace of the second stage in Kazan. But then the company’s plans were confused by the crisis: banks were unable to support this large investment project.

LOGISTICAL MINUS OF KAZAN

However, Kazan, as a congress capital, has a huge disadvantage - transport accessibility.

“If only there was such a message with Kazan, as with Moscow! – said Kuznetsov. - For the conference it is necessary that people can come here freely. Of course, the highway will be a big plus ( Apparently, this means the Moscow – Vladimir – Nizhny Novgorod – Kazan – Ekaterinburg – railway auto.) , which is planned to be built by 2018! In the meantime, all roads lead to Moscow - and, say, a person from Astrakhan, in order to get to the Caucasus, will have to go first to the capital of Russia. There is no other message - unfortunately, our infrastructure is in its infancy. We have to organize a charter to, say, bring people from Voronezh to Kazan. Therefore, the main issue here is logistics, so that people can come to an exhibition, conference, or any other event at any time.”

PROJECT “FROM WHEELS” - AT THE BORDER OF THE SECURITY ZONE

The tower is actually being built on the border of the protected zone of the historical center, where there should be no high-rise buildings. But, according to the project developer, general director of the company "VELP" Vitaly Loginova, there is no problem here. Although there is no final design for the facade, it is still being developed and will be ready within two weeks.

High-rise buildings should be located at a distance of 6 km from the Kremlin, Korston - at a distance of 5.6 km. “I think 400 meters will be forgiven for us,” Loginov noted. However, the architectural appearance is very important for both designers and investors - the complex should please both Kazan residents and guests.

After the commissioning of the building, which will include a conference hall, a business center, a 4-star hotel and a restaurant with panoramic views of Kazan, the appearance of Korston, according to Kuznetsov, will receive its logical conclusion in the form of the high-rise dominant of the entire complex.

LIFE AFTER SPORTS: “YOU GUYS CAN’T DREAM!”

Speaking about the future, Kuznetsov noted that Kazan has already drawn maximum funds from the federal budget that can be used for the construction of sports facilities and infrastructure. Recalling the 1000th anniversary of Kazan, and the triad of sporting peaks - the Universiade, the 2015 Aquatics Championship and the 2018 FIFA World Cup, Kuznetsov said that in the future the federal center is unlikely to provide funds for such events to Tatarstan. “And yet, guys, you don’t know how to dream, you don’t know how! – Kuznetsov addressed reporters. – Well, who could believe that so many sports facilities could be built in Kazan? But festivals take place there all summer, every year from May to September. The city is bustling, the hotels are busy. We need to develop further, while there is oil, we need to pump it... We need to invest this money in a dream! I think that the next step will be exactly this - and with this project we need to go to the President, the Prime Minister of Russia! You don’t believe me... So the Minister of Culture of Tatarstan hasn’t believed it yet either...”

It seems that after 2018, when the sports excitement subsides, the hotelier is thinking about building the largest festival site in Russia. After all, the number of rooms that will appear in Kazan after a series of sporting events must be filled somehow.
