Today, at the second stage of renovation, there are already 5,144 houses in the queue for demolition. Residents of these buildings voted to participate in the program and are considered applicants for new apartments. These buildings house more than 350 thousand apartments, which are considered old and unfit for habitation.

There are a number of factors that suggest changes in the size of the list of houses - “contenders” for demolition. The main reasons include:

  1. Program participants can change their mind at any time. For example, if the quality of the proposed housing is very low and residents do not want to move. To refuse to participate in the renovation, it is necessary to convene a general meeting, and two-thirds of the residents and tenants must speak at it.
  2. It is possible that houses that were not included in the program will want to join the project. Currently, no amendments have been made to the renovation law regarding this issue, but municipal authorities suggest that this is quite possible. In the future, applications from new participants will be reviewed once a year, after which the houses will be added to the list of houses for demolition.

Which buildings will be demolished first?

It should be noted that the renovation project was developed and adopted just a few months ago. Voting regarding inclusion or exclusion of houses from the program ended in mid-July, and today the city authorities already have a clear picture of future work. A plan for the second stage of renovation has already been drawn up and a schedule for the demolition of houses included in the general queue has been determined.

  2. New housing must be of equal value. That is, have the same value as the old one, but taking into account market indicators and the price of an apartment in a demolished building.
  3. Payment of monetary compensation after calculating the market value of residential premises that previously belonged to a citizen and was located in a demolished building.
Additionally, it is worth noting that today equivalent square meters in a new building will be built at an order of magnitude more expensive than housing in an old building. In addition, for dormitory residents, this option will be a real godsend for solving the problem of accommodation, and each family member will be able to get a separate room to live in. All new buildings assume a comfort class level, and some today have the status of a business class residential complex.

As for the plans for 2016, the 98 demolished houses will free up 335 thousand square meters for new buildings, schools, kindergartens and parks. For comparison, this is like six Olympic sports complexes.

In total, the program for comprehensive reconstruction of areas of the first period of industrial housing construction included 1,722 five-story buildings of the K-7, II-32, II-35, 1605-AM, 1MG-300 series. They were built in the late 1950s and early 1960s, at the very beginning of the era of mass construction. Most of them have already been demolished.

On the vacated sites, modern housing, kindergartens, schools, clinics are being built or landscaping is being done. The demolition program, together with the transformation of industrial zones, has become the main resource for the construction of new real estate in Moscow.
